Commercial Multi-Family Real Estate is classified as properties that provide residency to individuals or groups of people in the long term or short term. These properties are generally more than 5 units, or homes, or in the real estate world “doors.” This is distinct from your Residential Single-Family Real Estate due to the inherent nature that there is more than one dwelling on the property. Multi-Family real estate is a powerful investment vehicle because it has economies of scale. Simply put, having many units enables the enterprise to decrease costs per unit while obtaining and in increase in production through the financial advantages that come in buying in bulk such as financial incentives. Through General Partnerships and Real Estate Syndications, investors can come together to share financial growth through increasing the value on a property, consequently earning more Gross Revenues. In Monopoly terms, you can earn more money by upgrading your property from one house to two, and eventually a hotel. The more units you have, the higher capacity for growth.
